Navigating Directions

When searching for UMR on a GPS, please DO NOT use the general university address. Instead, use the following address:

318 1st Ave SW

Rochester, MN 55902

Once you’re are close to campus, you will see representatives from UMR who will direct you to your destination. Continue reading for more detailed instructions on what you will do when you get here.

Step 1: Park in front and get your keys

Parking Step 1
Outside 318 Commons
When you are parked in front of the building, make sure the driver stays with the vehicle and keeps the vehicle running. The student should depart the vehicle, head into 318 Commons and pick up their move in packet. They will need a photo ID to pick up their keys. Make sure that they have this with them before heading in. The student will then get back into the vehicle and move to the alleyway behind the building.

NOTICE: This is designed to be a short 5 minute step. Only the student should leave the car to pick up their move in packet and keys.

Step 2: Move your vehicle to the back of the building and unload

Parking Step 2
This is where the heavy lifting is done. Upon arriving to the back entrance of the building, you will be met by our Move in Crew. These are volunteers who will help you unpack, load, and bring belongings to your new apartment. Please tell them which room you are heading to, and what items YOU want to move and that they should not touch. Our Move in Crew volunteers will help people on a first come first serve basis. Please wait your turn and they will get to you as quickly as possible.

Step 3: Move your vehicle to long-term parking

Parking Step 3
You've done it, all of your belongings on up to your room. Now all you need to do is unpack, decorate, and celebrate with a nice lunch or dinner. Immediately after unloading, a driver should move your vehicle to the closest parking ramp. Ramp fees do apply, so please take this into consideration as you are making plans for your evening.

Below are linked documents that list the recommended items that you should bring with you, as well as a list of items to avoid purchasing or bringing to the building (some items will be confiscated due to hazards.) Please feel free to contact our office If you have questions about items that do not appear on these lists.

How many of you have never had to share a bedroom before? What about a kitchen, bathroom or living room? Many people think that having great roommates is a product of chance, something that we get lucky on. While this may happen randomly, creating a great relationship is very possible and it does not rely on luck at all. Read the documents below to help you become a better roommate.

There are two different internet service providers for 318 Commons. Internet in university common spaces and classrooms is provided by the University of Minnesota and can be connected to via your regular login credentials. Internet service on residential floors is provided by Charter Communications and can be logged into using credentials provided in your move in packet. If you need help connecting to wifi, please communicate with ORL staff and we will assist you.

If you would like to be considered to move in outside our established move in timeframe, please email rhousing@r.umn.edu.

Moving Out

We hope that your year in 318 Commons was excellent, and we appreciate the time you spent with us.

All academic year residents must be moved out of 318 Commons by Thursday, May 16, 2019.

24-Hour Policy: Residents at 318 Commons are required to move out of the building 24 hours after their last final exam or project/paper due date. To request an exception, please contact the Residential Life Director.

Other Move Out Dates: Move outs which occur outside of the general timeline will be coordinated by the Residential Life Director. Please communicate early and often prior to your ideal move out date.

Residents will be asked to complete the following prior to checking out.

  • Remove all belongings from the apartment.
  • Clean the entirety of the personal and shared spaces to the level that you received it.
  • Complete your checkout with a Resident Assistant. Every resident must formally check out before leaving.

Detailed Checkout Guide: Move Out and Cleaning Instructions

Your RA will process a formalized check out with you and record any damages that they see in your apartment; they will keep a written record and photo record of all damages observed. Your RA will then turn over the observed damages to 318 Commons Building Management, who will complete a separate room check after you have departed.

This final check by Building Management will verify damages and start assigning charges for the repair/cleaning of your past apartment spaces. You will be billed to your student account for all assessed damage charges.

If you would like to contact someone about your charges, please send a detailed email to bobrien@318commons.com.
